With one of the hottest markets in the country, Santa Catarina stands out in the real estate sector with innovative developments and successful cases of appreciation. The state has one of the streets with the most expensive square meter in Brazil, located in Praia Brava in Itajaí, on the north coast, where a development by Construtora CK registered a 120% appreciation, above the average performance of other properties in the city in the same period.
March 2025 – Santa Catarina is a success story in the Brazilian real estate sector. The state is home to four of the five cities with the highest value per square meter in the country and has one of the hottest markets, with iconic developments, projects designed by renowned architects and luxury brands, and innovative projects. One of the cities with high potential in this sector is Itajaí, on the northern coast of Santa Catarina, which has one of the 10 most expensive streets in Brazil, located in the trendy Praia Brava, a region that is among the most sought after in the state due to its lush nature and privileged location, neighboring Balneário Camboriú. While properties in Itajaí have seen a 100% increase in real estate value over the last seven years, a single development in Praia Brava has seen a 121.1% increase in the period. The above-average performance of Duo Praia Brava, by Construtora CK , can be explained by the complete leisure infrastructure, with over 1800m², and the excellent construction standard, with plans of up to 178.99 m² and refined finishes combined with functionality.

Located just a few minutes from the seafront of Praia Brava in Itajaí, Duo has two 21-story towers, three garage floors, a duplex floor, and a ground floor with six commercial spaces. The apartment plans range from 71.06m² to 88.19m², while the duplexes range from 143.61m² to 178.99m². The leisure area is one of the highlights, with over 1,800m² of decorated, equipped and air-conditioned area, with adult and children’s pools, terrace, spa, gym, teen area, playground, pet place, cinema, two gourmet spaces, party room, nightclub, among others.
At the time of its launch, the price per square meter of Duo Praia Brava was R$7,793.68 and the apartments cost an average of R$550,000. This year, the properties in the development, which was delivered in September 2024, are in the range of R$1.2 million, with a square meter of R$17,232.35 – which represents a growth of 121.1% in 2025.
New investments
With an eye on the significant potential of this region, Construtora CK has two other projects under construction in Praia Brava de Itajaí, along Avenida Osvaldo Reis, which connects Itajaí with Balneário Camboriú and which, through public and private investments, such as in civil construction, has become a showcase for luxury products and services. “We are aware of this accelerated growth and of areas that will receive more improvement projects, which will impact development. With a signature design, Artefacto Towers by CK is one of these projects. Launched in 2021, it has registered an 86.32% appreciation in over 3 years. The launch price of the apartments, with an average private area of 162.2m², was R$1,571,928.94 and is currently R$2,928,884.00. The project is expected to be delivered in December 2026.
Habitah Praia Brava has seen similar growth. The building was launched in December 2021 with a square meter price of R$13,513.75. Today, this value has risen to R$20,602.85, with apartments priced at R$1,317,552.00. This represents a total appreciation of 52.46%. The delivery of the project, which has floor plans of an average of 94.1 m², is scheduled for December 2027.
