Civil construction invests in technical landscaping for comfort, sustainability and property value
Green architecture, once a symbol of sophistication, has become an essential pillar of sustainability. In residential and commercial buildings, landscaping is no longer adornment to becoming engineering, contributing to energy efficiency, thermal comfort, real estate appreciation and even reduction of urban floods. Vacation ”, says Claudio Saladini, agronomist engineer for over 30 years and founder of the Le Nôtre group, a landscaping technical office based in Florianópolis.
With works throughout Brazil and projects in enterprises such as Brava Home, One Tower, Axia Vectra and Shopping H, Le Nôtre is a reference in integrating vegetation with civil engineering.

“Today it is no longer just aesthetics, but performance: reduces temperature, improves air quality, reduces noise and contributes to certifications such as the green seal and Leed,” explains Saladini.
According to the Patterns of Biophilic Browning Design, biophilic buildings-which integrate vegetation, natural ventilation and strategic lighting-promote greater well-being, productivity and sustainability.
In urban centers, the benefits are even more evident. “Green flower boxes and roofs help retain rainwater and fight the effect of heat islands,” says Saladini.
In addition to environmental gains, technical landscaping generates financial value. “A well -designed green façade requires automated irrigation, specific substrate, drainage and maintenance. But this investment is quickly paid – the property values, attracts more demanding buyers and reduces operating costs,” says the engineer.
This is the case of Pátio Milano, one of the most technologically advanced projects in the Florianópolis region. With cantilevered metal flower boxes, green walls and smart irrigation, Le Nôtre’s landscaping project helps maintain lush vegetation with rational use of water and climate control. “We use soil sensors, smart valves and a fertigation system. The system reads humidity and weather forecasts and waters only when necessary,” explains Saladini.

Adopting these practices also contributes to obtaining the Green Seal — a certification that attests to environmental practices and adds value to the property. “Construction companies that integrate sustainable solutions from the design stage have a greater chance of obtaining certification, reducing environmental impact and, above all, standing out in the market,” says Saladini.
Among the company’s recent projects, Passeio Primavera, the green roof of the Fuso Concept Hall building, also stands out. “Each project has its own specificity. But they all have one principle in common: putting life in the heart of cities.”

As the real estate market changes, technical landscaping is becoming a competitive advantage and an environmental requirement. “Those who understand that engineering and biology need to go hand in hand will build the future,” concludes Cláudio.
